This project is a sustainable mixed-use redevelopment of a masonry constructed former rum distillery from 1840. The building will create new live-work and studio spaces for artists and small manufacturers. The two 5-6 story building wings provide approximately 60 living units oriented to the south and form an inner courtyard creating a garden for the community.

The individual units share an atrium which provides daylighting to the interior zone of the floor plan. An optimized skin and passive solar measures combined with geothermal and co-gen energy exchange will decrease energy consumption by 85% compared with that of a standard apartment building. The vision of the project team was to bring this 70-unit mixed-use complex below “net zero” energy consumption.
